The Manager Real Estate Strategy & Analytics is accountable for owning the transformation of Global Lease Administration and Property Data Strategy and Management. This role will be the key point of contact for E&PS for all property related matters.

The role will provide support to the Senior Manager, Strategy & Analytics in performance management, helping to craft future reporting improvements and ensure accurate reporting across the portfolio.

He / She will possess the ability to work with senior and mid-level leadership and various functions across the organization, along with the ability to read and draw insights from data to find opportunities for strategic analysis.

Key relationships include collaborating with Real Estate Regional Leaders, Finance team, Insights Analytics & Planning, Regional Planning Managers, Regional Transaction Managers, Lease Administration, J&J Affiliates, and additional E&PS colleagues to help to define and deploy Property Data Management.

Key responsibilities:

Global Property and Lease Administration (50%)

  • Global lead for lease administration and financial management services

  • GPLA program is handled in positive partnership with a global external provider. The resource will craft the future of lease administration into a fully outsourced model, plan and implement the transformation, in conjunction with parallel workstreams on transactions management / brokerage services.

  • Coordinate the transition of core GLA responsibilities to external provider.

  • Ensuring lease administration records are updated after transactions occur (e.g. lease renewals, execution of options, surrendering space, etc.)

  • Approval of Payment Verification Reports

  • Establishing criteria and manage Critical Date Reporting with Regional RE Transaction teams.

  • Provide Lease Administrative expertise/support to Affiliates/E&PS

  • Document upload and tracking of pending items: manage and maintain accuracy and completeness of all lease data and documents globally

  • Assist RE, Legal, Risk Mgmt, Workday, Finance, with ad-hoc requests: handle landlords relationship management and dispute resolution

  • Partnership with Procurement, Global Services, Finance, Tax and other partners to transform Global Payment processes.

  • Be Point of escalation for new automated NA Lease Payment process.

  • Investigate ways to transform financial management in other regions, simplifying payment processes to Landlords.

  • Develop proposal and implement in partnership with relevant partners.

  • Partner with Vendor to create enhanced reporting capabilities within Lease Administration System

  • Forward looking cost schedule reports

  • Tracking reports

  • Dynamic conditions reports

  • People management (GLA, External partner assigned, Financial Mgt team, Analysts)

  • E&PS subject matter authority for property and facility data (Leased and Owned)

  • Manage owned properties in systems, liaison with Supply Chain Knowledge Management / Curve Master Data, Database updates, i.e., capture & update databases with non-lease (J&J Sector/MRC) data

  • Provide lease administrative and database support to RE group including ad-hoc reporting, requests

  • Add new property requests to Curve Tracker SharePoint site and Integrate new acquisitions into Real Estate Portfolio.

  • Work with Finance to identify Management Reporting Company and legal entity data for all properties.

  • Partnership with Property Sales Team and other relevant partners to plan and implement owned property critical data improvement (Title Deeds, NBV’s etc).

  • Partnership with Insights Analytics and Planning Team to enhance property data quality within the E&PS Property List. Be team member of ongoing workstream to identify and resolve data quality issues

  • Real Estate Performance Management (50%)

  • Management and maintenance of Real Estate standards including, but not limited to, Policy, processes and playbook, Funding process, documentation management, external partner support and compliance / audit related responsibilities.

  • Partnership with Project Controls, E&PS Finance and Portfolio team to shape future reporting of projects, financials and develop automated ways to bring financial calculations into Project Reporting tools, automating the value creation reporting process.

  • Potential stretch goal to the above, business value realisation, partnership with Sector finance to assess post project outcomes and collect business value as a result of project completion, detailing any variances.

  • Global Real Estate Department Budget – Aligning on budget targets with finance, collating budget needs from relevant team members, and management of expenditure vs budget throughout the year.

  • Support to Workplace Strategy in data collection, workplace surveys management and related data analytics, organization and visualization to drive insights in utilization, workplace satisfaction and other key property related metrics.

Qualifications

Education :

  • Bachelor’s in Business Administration, Real Estate or equivalent work experience required

  • MBA preferred

Experience, Skills & Knowledge:

  • Required:

  • Minimum 8-10 years of overall experience and at least 3 years of experience in real estate

  • Strong business analytics skills and problem-solving skills

  • Strong Financial skills

  • Solid grounding in technology and capability to identify metrics and aid in decision making

  • Strong communication skills

  • Proved influencing skills.

  • Candidate should know Real Estate markets

  • Preferred:

  • Specific skills in Project Management, Technical, Financial, Facilities Management

  • Capable of proactively facilitating change

The anticipated base salary for this role is $$99,000-$170,200.

The compensation and benefits information set forth in this posting applies to candidates hired in the United States. Candidates hired outside the United States will be eligible for compensation and benefits in accordance with their local market.
